Housing Counseling

HRDC offers Foreclosure Intervention and Pre-Purchase counseling services.

FORECLOSURE INTERVENTION:  For owners who are facing foreclosure, the counselor can:

  • Help you understand where you are in the foreclosure process
  • Help you submit required paperwork and supporting documentation to the lender or servicer
  • Speak to the lender on your behalf
  • Refer you for legal assistance in the case that there is mediation needed.
  • Help you understand your workout options which includes:
    + Loan Modification
    + Forbearance
    + Repayment Plan

We can also help you take the steps to return the house to the lender such as a short sale or deed-in-lieu and limit your liability for the expenses associated with the house when you can no longer afford your home.

PRE-PURCHASE / HOMEBUYING:  For individuals or couples who are thinking about purchasing a home and have not had their name on a deed to a home in the last three (3) years, HRDC’s pre-purchase workshops provide potential first-time homebuyers with information on the home buying process, loan products, credit, financial education / management to be able to buy a home, but maintain the home after purchase, scams and fair housing laws and the responsibilities of homeownership.

As a HUD-approved counseling agency, participants completing the workshop receive HUD Housing Counseling Certificates, which in turn, helps them meet one of the requirements needed to apply for the First-time Homebuyer Maryland Mortgage Program Down Payment Assistance program.

Classes are offered in group and one-on-one settings.
